As
a private investigator, one of the things we advise clients to do is to
conduct Due Diligence - no matter the issue. Whether it's buying or
selling a home, going into business with someone, or getting married,
background information should be gathered.
Fingerprinting is
something that we do regularly as part of our normal services. Usually
this is in response for requests for licensing and for job
applications. Some, but not all, jobs require fingerprinting as part
of the hiring process.
In thinking about this issue, if you just
take for granted that the "seller" is the seller, without checking, you
may be holding the bag and out of money come closing time.
Using
the fingerprinting step may weed out those looking to commit fraud. I
would recommend at least a basic background check on the individual
that is looking to sell the home. If they are reticent to provide
information, that may be a red flag and you can delve deeper.
This
reminds me of something I had heard a while back, that folks were
"renting" homes, collecting deposits and first month's payments when
they didn't even own the property.
